The hybrid work model, the blending of remote and office-based operations, has reshaped tenant preferences. Developed by Atenor, Olympia, is set to stand as a revolutionary example showcasing enhanced communal spaces designed for collaborative teamwork, innovative services and flexible leasing conditions tailored to the evolving needs of tenants, including those with smaller space requirements, but frequent requirements for extended services, such as presentation rooms, co-working or catering.

While the long-term development plan for the Hungária körút project includes two additional phases, immediate upgrades include a public parking lot and a communal park, extending from the corner of Stróbl Alajos utca into Olympia’s internal garden.

A New Chapter for Olympia

Olympia spans across four plots, comprising a total area of 72,000 square meters. The first 21,000 square meter building is already home to well-known international and local companies, such as HEINEKEN, Cargill, and Uber’s Hungarian partner.

The forthcoming introduction of new services in the last quarter of this year through the first half of next year aims to enhance the appeal of Olympia's contemporary, sustainable, bright and efficient office spaces, catering to diverse tenant needs. Besides the existing shops, pharmacy and GP’s office, throughout 2025, Olympia Building A will be boasting a new restaurant and a café with co-working spaces including a large meeting room to maximize flexibility for the building’s existing tenants as well as new occupiers with smaller spatial requirements.

Additionally, the synergy of the main lobby area and the café is designed to be accentuated with the tranquillity of a stunning inner courtyard with water features, which is set to be delivered as the final upgrade of the extensive rebranding project.

Building B, boasting 15,000 square meters of space, is being considered for functional repurposing, in line with Olympia's commitment to adaptive redevelopment.

Forging a New Office Landscape

The revitalization of Olympia reflects a broader revitalization effort within its vicinity, driven by collaborative initiatives between the developer and local authorities. Positioned as a beacon of sustainability and social responsibility, Olympia not only meets one of the highest environmental standards set by the European Union (EU Taxonomy alignment) and the Building Research Establishment (the UK-based issuer of the world-renown BREEAM certifications) – representing the “E” in ESG, but also supports a sense of community within its premises – which represents the “S” for social consideration.

The new name Olympia is a front runner of the new concept, symbolizing that distilling the challenges of recent years and adapting to the evolving market needs a brand-new service-oriented building with a sense of community and teamwork.
