This is why it is of particular significance that a Czech real estate developer, the Urban Developers and Investors Ltd. Group is making its debut in our country by constructing a premium complex of 324 apartments close to the Göncz Árpád city centre. The building: the new benchmark in the Budapest housing market

In four phases a total of 324 modern apartments will be built in a variety of sizes (30-130 m², 1 to 5 rooms), with some minor differences in their floor plans. All ages and family types can find the ideal size and layout. The investor has chosen heat-pump based ceiling heating and cooling system not only to meet category A+ and keep the energy costs low but also because no conventional radiators, boilers and pipework need to be installed. In other words, the useful floor space increases and even the smallest apartments guarantee a liveable and well-fitted spaces for the families moving in. Parkside Residence will have an underground garage with 364 parking places, 215 storages and a 2,000 square metre landscaped, closed, inner garden with automatic irrigation system using rainwater. The façades of the buildings have been designed to be modern yet timeless, using natural materials such as glass and metal in addition to clinker bricks. The results of the focus group survey show that the modern urban style is not divisive, in fact it appeals to many people, it is weatherproof, does not require much maintenance and implies that "it's good to live here!" Speaking of home, the complex also includes a Staybridge Suites Hotel (part of IHG Group), operated by Mogotel which has been developed for short to medium-term business tourists. This is an increasingly popular hotel scheme in Western Europe where hotel rooms are extended with small kitchens, combing the quality hotel services with the warmth of your home.

The investor: Urban Developers and Investors Ltd. Group

In Hungary the Czech-rooted UDI Group is only known in professional circles but they are really big players: they have been in the real estate market for more than 30 years and are now developing residential and commercial real estate projects in 6 countries on 2 continents. The General Constructor

The UDI Group entrusted the Hungarian-owned Bernecker Zrt. with the work as a result of a tender that lasted one and a half years. Bernecker has so far built 1,400 apartments and 600 hotel rooms, and anyone who knows anything about construction knows that both categories are the "fine dining" section of the construction industry: to succeed, you need to be talented, hard-working, and have been doing it for at least in the last 20 years. The company has more than 25 years of experience in the field of high-rise construction, it has successfully completed a number of large-scale projects, such as the reconstruction of the GOBUDA Mall and the Liberty Office Building. The company has a strong focus on ESG considerations and on meeting the deadlines. Parkside Residence is going to be built also in line with these principles. According to Attila Bakonyi, CEO of Bernecker Zrt., it was clear from the very first meeting that the investor shares the same values as they do: quality construction and a commitment to sustainability. To reduce their ecological footprint, they employ Hungarian workers and maintain a short supply chain by sourcing the necessary raw materials from local manufacturers and suppliers wherever possible. The agreement is a major milestone for both companies, resulting in a showcase of environmentally conscious, premium quality housing development in the capital. Attila Bakonyi stresses the importance of the fact that the company he leads has been trained in the competitive sector and has successfully managed several projects that would not have been commonplace if they had been "split up", i.e. separated along functional lines. "90% of our professionals are engineers and, as this is a very complex project, we will need their expertise. The Czech investor is just entering the Hungarian market and they make no secret of the importance of this pilot project. They are demanding a lot but they are fair partners. Parkside Residence requires a strong performance from both parties. Road map

The Parkside Residence registration campaign will be launched soon. The idea is that those who register will be given priority in the selection of apartments in the first phase facing Visegrádi Street, with a variety of floor plans and at an early bird discount. According to urban planning experts, a healthy urban environment is one where all the functions of our life - home, shopping, recreation, learning, work - are within close walking distance to each other, preferably within a few blocks away.
