From an international investor, it has acquired the Signum Work Station office building in Warsaw, with a leasable area of approximately 32,500 square meters. This acquisition is part of the Group's long-term strategy to further expand its presence in the CEE region.

"We are delighted to have successfully completed this transaction. This is the result of the great work put in by our acquisition team. The seller was a tough yet fair partner. In the end, we managed to reach an agreement that is commercially advantageous to both parties," says Jan Pelíšek, Real Estate Development Director CEE at DRFG.

The Signum Work Station is located near Fryderyk Chopin Airport in Warsaw. It has seven above-ground and three underground floors. It provides office space for renowned tenants among others Ringier Axel Springer, Mondelez International, Columbia and PPD. The building has a BREEAM Excellent environmental certificate and offers elements designed with sustainable mobility in mind.

"This is the Group's first office building in Poland. Moreover, we also constantly see great potential in this area and are therefore actively seeking further opportunities," adds Pelíšek.

TriGranit, the international development company that became part of DRFG group in August, assisted in the transaction and going forward will be carrying out asset management services on behalf of the owner. In addition to providing fit-outs for existing and new tenants, it will also be responsible for upgrading the installed technology, the management of the BMS system, and further improving the building's ESG efficiency.

"Our goal is to further improve the energy efficiency of the building and boost its appeal. We'll be working on alterations to the premises to meet the needs of existing tenants and at the same time add value of the project for new potential clients," says Tomasz Lisiecki, CEO of TriGranit.   

The building was built in 2009 and was partially renovated and upgraded five years ago. In addition to offices, it also contains retail and storage space. The underground floors and outdoor grounds provide a total of 869 parking spaces. The office building was managed by Cromwell Property Group and the seller’s investment agent in this deal was Avison Young.
