The real estate developer, listed on the Brussels Stock Exchange bought the 6,604 m2 plot at 68-84 Bécsi Road last spring, for which it is implementing one of the most exclusive, ‘A +’ category office buildings in the capital with 15,000 m2.
“ATENOR has been present in the Budapest office market since 2008, and I can safely say that it is writing a unique success story with its 4 currently running projects and a domestic portfolio of nearly 240,000 m2. ATENOR aims to serve tenants in a flexible, personalized, premium level of quality, that RoseVille, located in the neighbourhood of Rose Hill, supports excellently”, said Zoltán Borbély, Country Director of ATENOR Hungary.
In parallel with the archaeological excavation, which will be successfully completed within weeks, the underground construction of the ground plus 3 level and two underground garage levelled, premium category RoseVille is already in full swing. Construction work will begin shortly this year, after which the building will be handed over in 2021 Q4.
The A + category office building with approximately 15,000 square meters of leasable office space, on two underground garage levels, with a total of 315 parking spaces, will be built to the highest technical quality. In addition to the green certificates, full compliance with all the requirements of Access4You, which is unique in the Hungarian market, has received attention. Aimed at obtaining the BREEAM Excellent certification, the primary aspect of the development is to create a people-oriented workplace that fits perfectly into the historical townscape and serves the needs and future plans of the companies moving here as a modern jewellery box.
“It is a huge pride and also responsibility to be able to build in this beautiful and prominent part of the city. We design our buildings to last for many decades and at the same time we believe that the future can only be made livable by sustainable and green technologies. This project will be a perfect example of our philosophy”, points out Zoltán Borbély.
The RoseVille office building was designed by Artonic Design Architect Studio. The project is co-exclusively leased by Cushman & Wakefield and Eston International.
Tamara Szántó MRICS, Partner at Cushman & Wakefield and Head of Office Leasing in Budapest, highlighted the excellent location of the building besides its quality: “In the current market environment, location is perhaps more important than ever for office development. Although many new, high-quality office buildings are competing with each other, we are confident that this building that satisfies all needs will soon find its long-term tenants with the landlord's usual flexible attitude in this North Buda location ”.
Tamás Pál, Head of ESTON's leasing division, added: “We are very pleased with the assignment. We know that ATENOR does not compromise on quality, so we will act and represent the company's values to prospective tenants accordingly”.
The location is one of the jewels of the North Buda sub-market, a city within a city. All the services an employee may need can be found within walking distance: excellent restaurants, a shopping centre, a post office, a fitness studio and let us not forget the heights of the nearby Hármashatár Mountain, which offer unique sports and leisure opportunities. The area grants a real small-town atmosphere, yet the city centre is within reach, thanks to the nearby bus and fixed-track transport hubs.
