Our company is looking for office premises. Our goal is to serve our customers at the highest possible level, as well as to ensure suitable working conditions for our employees. Due to the wide-ranging responsibilities of our employees and in order to serve customers in a regulated manner, the following conditions are necessary: I. The exact conditions are as follows: 1. at least 2300 m2 area, of which: a) approx. In an area of 400 m2, an independent exam center generating 36,000 customers per year (3 exam rooms, 1 customer waiting room with washrooms and 1 customer service office) can be built in such a way that it does not disturb the other tenants or the office work (i.e. with a separate entrance ) and separated so that customers can only enter the customer waiting room without restrictions, the other rooms be protected by an access control system. The 3 access control systems must have a camera surveillance system b) the remaining approx. An area of 1,900 m2 must be divisible at such a level that approx. The employment of 115 people should be guaranteed. We do not prefer the open office design, so approximately 55 offices with separate entrances are required (for 1-4 people), in addition to at least 2 meeting rooms of 35 m2. In connection with these, an adequate number of water blocks separated from the customers and other tenants, heating kitchens suitable for meals, server room(s) and 4 storage rooms of ~10-15 m2 are also required. 2. Parking facility for ~25 cars and additional parking facilities that can be used by customers (at their own cost)

In the offer, we ask for a detailed list of the operational services provided by the lessor (e.g. employment of central reception staff, building insurance, fire protection, security service, maintenance and repair necessary for proper use, taxes and public charges, waste delivery, cleaning of common areas, maintenance personnel, etc. .) 7. Lease period from April 2025 for a fixed period of 3-5 years. 8. Please include the amount of furniture and unique design in the rent. II.
